The Process:

Here is an overview of the buying process:

  1. Have finances in place (pre approval for a mortgage if need be) - know your maximum price budget.
  2. Know your wish list, property type, bedrooms and all the must haves you would like for your purchase
  3. Find your Realtor of choice, commit to them as they will commit to you (see below for the service we offer).
  4. Use vancitylistings.com and a Vancity Listings associated Realtor to help find the perfect home.
  5. Have a comparable market analysis provided to assist you with potential offer price and offer strategy with your Realtor.
  6. Successful offer? - time to carry out all the necessary due diligence (e.g Home Inspector) as advised and assisted by your Realtor, before any subjects are removed from an offer. - Be confident of a safe purchase. (see below for due diligence process)
  7. Provide a deposit as a certified bank draft.
  8. Prepare for closing and possession day, assisted by your Realtor (Notary / Home Insurance / Mortgage / Movers)
  9. Pop the champagne!

 

Our Fees:

  • Buying: $0 - there are no fees to Buyers from Vancity Listings - in fact if you sell and buy with us, we’ll rebate you a portion of the Buyer commission, please ask for more detail.
  • Selling:  We charge 7% of the first $100,000 and 2.5% on the balance, this is then shared with a Buyer Agent at the close of the deal - * for more details click here
